What's Opening Along Mishawaka's Grape Road and North Main This Summer

What's Opening Along Mishawaka's Grape Road and North Main This Summer

If you have driven the stretch between University Park Mall and the North Main corridor lately, you have probably noticed something. A building goes dark for a week, and a construction fence goes up the next. A drive-thru lane appears where a sit-down restaurant used to be. The dining map you memorized two summers ago is out of date, and a specific kind of restaurant is doing most of the replacing.

This is a short guide to what has actually opened, what has been approved, and what is on the way, all within about a mile and a half of each other. Every place named below is either serving customers today or has a public paper trail confirming it is coming.

The corridor's newest arrival

The most recent change is at Princess City Plaza off Grape Road.

CAVA opened June 3 at 4342 Grape Road, in the former Noodles & Company space. The restaurant serves Mediterranean-style fast-casual food, including customizable bowls, pitas, salads, dips, dressings, and drinks.

The official location page lists dine-in, pickup, and delivery. Current hours are 10:30 a.m. to 10 p.m. daily.

There is a small local detail that can cause confusion when searching for it. CAVA calls this its “N. Main Street” location, but the official address is on Grape Road. It sits in Princess City Plaza, where Grape Road and North Main are part of the same broader shopping and dining routine.

This opening also reflects the clearest pattern along the corridor. A national concept did not arrive on a newly cleared parcel. It filled a restaurant space that had been vacant since Noodles & Company closed in 2025. For residents searching for what’s new to eat in Mishawaka in 2026, this is the most complete addition currently serving customers.

A quick status check

The key distinction this summer is whether a business is open, approved, or scheduled for a later season.

Business or amenity Location Status in July 2026
CAVA Princess City Plaza, 4342 Grape Road Open since June 3
Wetzel’s Pretzels University Park Mall, 6501 Grape Road Open following its May announcement
Ashley 5804 Grape Road Operating in its relocated showroom
7 Brew North Main Street Final site plan approved, opening date pending
Dutch Bros 4340 North Main Street Approved and planned, opening date pending
Crunch Fitness 5944 Grape Road Announced for fall 2026
Normain Miracle Park 200 E. McKinley Avenue Ribbon cutting scheduled for July 18

Opening schedules can move as construction, inspections, staffing, and site work progress. Treat “approved” as confirmation that a project has a public paper trail, not as a promise that it will begin serving customers this summer.

University Park Mall has a new snack stop

Wetzel’s Pretzels announced its University Park Mall bakery on May 19, shortly before the formal start of summer. The new location is inside the mall at 6501 Grape Road.

The menu centers on pretzels, pretzel bites, pretzel dogs, and signature drinks. It gives shoppers another quick-service option rather than adding another full-service restaurant to the corridor. The Mishawaka bakery was described as Wetzel’s sixth Indiana location.

That timing makes Wetzel’s a late-spring opening that is now part of the summer lineup. It also broadens the food update beyond stand-alone restaurants. Some of the corridor’s changes are happening inside existing retail centers, where a new tenant can open without a separate building project.

Reuse is shaping the retail side, too

The same pattern extends beyond food. Ashley moved into the former Bed Bath & Beyond building on Grape Road. The company’s official Mishawaka store page now lists the showroom as open at 5804 Grape Road.

The exact public reopening date was not available, so it would be inaccurate to assign one. What can be confirmed is that the relocated store is operating by July 2026.

CAVA and Ashley are different types of businesses, but their locations tell the same story. Existing commercial spaces are being put back into service. That matters more to the corridor’s current development pattern than the number of ribbon cuttings alone. The visible change is coming from replacement, relocation, and infill as much as from construction on untouched sites.

The next wave is focused on drive-through coffee

Two of the most discussed North Main projects are 7 Brew and Dutch Bros. Both have public approvals. Neither has a confirmed Mishawaka opening date.

7 Brew has final site approval

The Mishawaka Plan Commission unanimously approved the final site plan for 7 Brew in April 2026. Plans describe a drive-through-only operation with two lanes at the former Windy City Gyros site.

There is a conflict among published street numbers for that former restaurant property, so the address should not be treated as settled without another official update. The useful information for residents is simpler: the project is approved for North Main Street, but no reliable summer opening date has been announced.

Dutch Bros is planned farther south on North Main

Dutch Bros received approval for 4340 North Main Street, on a vacant lot near the former Aspen Tap House property. Plans call for drive-through service and a walk-up window, with no indoor seating.

The company’s official Indiana location list did not include Mishawaka among its open markets when reviewed. Until Dutch Bros posts a location page or issues a dated announcement, “planned” is the accurate status.

Practical takeaway: A site-plan approval confirms that a project is moving through the local process. It does not confirm an opening day.

These two projects explain why the corridor may look more active than the list of open businesses suggests. Site work and approvals create visible signs of change well before customers can place an order.

One announced opening belongs on the fall calendar

Crunch Fitness is coming to Grape Road, but the company has identified it as a fall 2026 opening rather than a summer arrival.

The announced $5 million project will occupy a 60,000-square-foot facility at 5944 Grape Road. Planned features include strength and cardio areas, group fitness, hot yoga, cycling, a HIIT area, recovery services, locker rooms, showers, a sauna, and childcare.

Including Crunch in a summer update still serves a purpose. It gives residents a clear timeline and prevents “coming soon” signage from being mistaken for an immediate opening. For now, place it in the later-this-year category.

A nearby community opening is set for July

The business corridor is not the only place gaining a new destination. Normain Miracle Park, near the North Main and McKinley area, has a ribbon cutting scheduled for July 18 at 11 a.m.

The park is at 200 E. McKinley Avenue. A second event, Exploration Day, is scheduled for July 25 from 9 a.m. to noon. The event information identifies Pfeil Miracle Park, Lili’s Playground, and the splash pad as features residents can visit. Current details are available through the City of Mishawaka’s July events calendar.

Normain is outside the restaurant and retail category, but it fits the practical question many residents are asking this summer: What is new nearby, and when can I use it?

What the changes say about this part of Mishawaka

It would be easy to describe these announcements as a list of new national brands. That misses the more useful local point.

The current activity is concentrated in spaces and parcels that already have a commercial history:

  • CAVA filled the former Noodles & Company space.
  • Ashley relocated into the former Bed Bath & Beyond building.
  • 7 Brew is planned for a former restaurant site.
  • Dutch Bros is planned for a vacant lot near the former Aspen Tap House.
  • Wetzel’s opened inside University Park Mall.

St. Joseph County economic development director Bill Schalliol described a similar pattern to ABC57, pointing to spaces that had sat vacant and are now being refilled.

That does not guarantee how any individual business will perform, and it should not be used to predict property values. It does show how the Grape Road and North Main corridor is changing in 2026. The story is less about a single large development and more about steady reuse, smaller infill projects, and quick-service concepts entering established shopping areas.

Before making a special trip

A little planning will prevent an unnecessary drive:

  1. Confirm the business appears on its official location page. This is the clearest way to separate an operating location from an approved project.
  2. Check hours the same day. New locations may adjust schedules after opening.
  3. Treat 7 Brew and Dutch Bros as pending. Both have confirmed plans, but neither has a reliable Mishawaka opening date in the current public information.
  4. Keep Crunch Fitness on the fall list. The company’s announced timeline is later than summer.
  5. Use the city calendar for Normain events. The ribbon cutting and Exploration Day have separate dates and times.

The short version is straightforward. CAVA, Wetzel’s, and the relocated Ashley showroom are operating. 7 Brew and Dutch Bros are coming but remain undated. Crunch Fitness is planned for fall. Normain Miracle Park has July community events on the calendar.
